A survey before a price

Every villa renovation starts with what is actually there: the structure, the services, moisture, substrate condition and any alterations made by previous owners. The price comes after the survey, because a renovation priced without one is a guess.

Layout changes

Walls removed with structural support, openings widened, slabs opened and beams installed — with engineer sign-off and the relevant authority approvals in place before work begins.

Extensions, majlis and annexes

Room additions, a new majlis or annexe, roof terraces and external works, detailed so the new fabric reads as part of the original villa rather than something bolted on to it.

Kitchens and bathrooms

New kitchens fabricated in our workshop; bathrooms rebuilt with moisture-rated vanities, sealed edges and stone tops templated on site once the walls are finished.

Services and waterproofing

MEP alterations planned with the ceiling and the joinery, and waterproofing to wet areas, terraces, planters and below-grade zones — the least visible line in the budget and the most expensive one to get wrong.

Full interior reconstruction

When the shell is sound and everything inside it is tired, the finishes, joinery and services can be replaced entirely: a new interior without the cost and timeline of a new building.

Bathrooms and kitchens are where renovations fail first. Vanities are built on moisture-rated substrates with sealed edges, stone tops are templated once the walls are finished, and waterproofing is treated as part of the structure rather than an optional extra.

A final walkthrough, quality check and handover with documentation and warranties, then continued support once you are living in the villa.
